Auction
A fixed campaign, usually four weeks, ending on a set date. Buyers bid publicly; the highest bid over your reserve buys the home on the day, with no cooling-off period.
Suits
- Homes with strong, competing demand: Federation semis and terraces near the station
- Sellers who want a firm deadline and an unconditional sale
- Homes that are hard to price because there are few direct comparisons
Worth knowing
- Auctioneer’s fee and a fixed marketing spend
- If bidding doesn’t reach your reserve, the home is passed in and we negotiate from there
